A little about how I work

Moving homes, or moving neighbourhoods, is rarely just about the house.

I've spent the past several years getting to know Barrie properly — which streets suit young families, where the older homes with good bones are hiding, and what a fifteen-minute difference in commute actually feels like on a Tuesday in February.

I keep a close eye on what's selling and for how much, and I'll always share it with you plainly. But a spreadsheet has never helped anyone decide where to raise their children, or when it's time to let go of the house they raised them in. That part takes conversation, and a bit of time, and someone willing to say let's wait when waiting is the right answer.

Most of the people I work with are either arriving in Barrie from somewhere busier, or selling a home they've been in a long while. Neither is something to rush.

What is the average house price in Barrie right now?
In August 2026 the average Barrie home sold for $667,703 and the median was $650,000, across 164 sales. Detached homes averaged $740,325, condo apartments $494,278. The MLS® Home Price Index benchmark — which adjusts for the mix of homes that happened to sell that month — was $624,700, down 6.65% on a year earlier. If you want to know whether prices are genuinely moving, watch the benchmark rather than the average: an average can jump simply because a few expensive houses sold. How much is my house worth in Barrie?
It depends on your neighbourhood far more than on the city average. Ardagh Bluffs, Painswick, Allandale and downtown all sit at different price points with different buyer pools. The only accurate answer comes from comparable sales on your street in the last 90 days, adjusted for your home's condition. Request a valuation and you'll have one within 24 hours.
How long does it take to sell a house in Barrie?
In August 2026 the average Barrie home sold in 35 days on its current listing — but 58 days once you count earlier listings of the same property. That gap is worth understanding. When a home doesn't sell it is often withdrawn and relisted, which resets the advertised clock, and most sites quote only the lower number. Detached homes averaged 37 days, condo apartments 40. Homes sold at 98% of asking, with 872 on the market against 164 sales, or about five months of supply. Getting the price right in the first two weeks matters more than anything else you do — a home that sits is almost always a pricing problem rather than a marketing one.
How much does it cost to work with a realtor as a buyer in Barrie?
In most residential transactions the seller's brokerage offers compensation to the buyer's brokerage out of the sale proceeds. Buyer representation agreements in Ontario must now set out compensation explicitly, so you will see exactly what is being paid and by whom before you sign anything. I walk through that agreement line by line.
Do I need a realtor to buy a new-build home in Barrie?
No, but you should have one. The builder's sales representative works for the builder. A buyer's agent reviews the purchase agreement, explains the adjustments and closing costs that surprise most new-build buyers, and negotiates upgrades and deposit structure. In most cases the builder pays the buyer agent's commission, so the representation costs you nothing extra.
