Barrie neighbourhoods, compared

The six Barrie neighbourhoods people actually choose between are Ardagh Bluffs, Downtown, South Barrie, Holly, Painswick and the East End. They differ most on three things: how old the housing is, how far you are from Highway 400, and whether a GO station is near you.

At a glance

The six, side by side.

Highway 400 runs down the western edge of Barrie, so a neighbourhood's distance from it is mostly a question of how far east you are. The GO line runs to two stations: Allandale Waterfront by the bay, and Barrie South on Yonge Street.

Exit numbers are the Highway 400 interchanges. Housing figures for Holly and Painswick are census-derived; the others come from City of Barrie planning material and the developers' own records.

Which one suits you

Best for…

Commuting to Toronto by train — South Barrie

Barrie South GO is inside the neighbourhood at 833 Yonge Street, with 615 parking spaces, and it is one stop closer to Union than the Allandale station. Painswick is the runner-up, because Yonge Street runs straight from it to the same station.

Driving to Highway 400 — Holly or Ardagh Bluffs

Both sit in the west end with two interchanges on two different edges, Essa Road and Mapleview Drive, so you are rarely stuck with one route out. Census figures for Holly show 91% of residents drive to work and 30% are there in under fifteen minutes.

Walking instead of driving — Downtown

The only part of Barrie where the restaurants, the theatre, the Saturday market, the marina and about six kilometres of waterfront trail are all on foot. It is a designated Urban Growth Centre, so more is being built within that walk rather than further out.

Trails and trees — Ardagh Bluffs

518 acres of woodland, most of it zoned Environmentally Protected, with more than 17 km of trail running through the middle of the neighbourhood rather than at the edge of it.

The most house for the money — Painswick

The southeast corner, and the furthest of the six from the highway on the driving side. That is the trade: more square footage, a longer run to the 400. If you take the train it barely costs you anything.

Adding on, renovating or rebuilding — the East End

The largest lots in the city and the widest spread of housing ages, which is exactly why buyers come here to extend or start again. It is also where getting the renovation number right before you offer matters most, because a tired house and an expensive house look identical in photographs.

Being on the water — Downtown or the East End

Both sit on Kempenfelt Bay. Downtown gives you Centennial Beach, the marina and the Waterfront Heritage Trail; the east end gives you the North Shore, Johnson's Beach and Tyndale Beach, with larger lots and older trees.

Two things worth knowing first

Before you let a website choose for you.

School boundaries are not what a listing says they are. Every neighbourhood page here names the schools in and near the area, with the board each belongs to. None of them claims a catchment, because both boards set attendance areas by street address and both say plainly that boundaries change. If a school is the reason you are buying a particular house, confirm that address with the board before you sign anything.

Drive times online are usually guesses. I have not published minute-by-minute figures on these pages, because the honest number depends on the hour, the season and which end of the neighbourhood you are standing in. Ask me and I will tell you what the drive is actually like from the street you are looking at, at the time you would be doing it.

There is also more to Barrie than these six. Innisfil, Oro-Medonte, Springwater and Midhurst are all within reach, and worth a look if nothing in the city quite fits.

Common questions

About Barrie's neighbourhoods.

What are the main neighbourhoods in Barrie?
The six most people choose between are Ardagh Bluffs and Holly in the west end, Downtown on Kempenfelt Bay, South Barrie around the GO station, Painswick in the southeast, and the East End running along the North Shore. Barrie also has Allandale, north Barrie and the newly annexed lands south of Mapleview Drive.
Which Barrie neighbourhood is best for commuting to Toronto?
South Barrie, if you take the train. Barrie South GO is inside the neighbourhood at 833 Yonge Street with 615 parking spaces, and it is one stop closer to Union Station than Allandale Waterfront, which makes it the shorter ride. If you drive, Holly and Ardagh Bluffs are better placed, with two Highway 400 interchanges each.
Where is the most affordable part of Barrie?
Painswick, in the southeast corner, is generally where a budget goes furthest. Highway 400 runs along the western edge of the city, so being on the east side means a longer drive to it, and that shows up in the price. If you commute by train rather than by car it costs you very little, because Yonge Street runs from Painswick straight to Barrie South GO.
Which Barrie neighbourhood is best for families?
Ardagh Bluffs and Holly are the two that come up most. Ardagh has a public school inside it and 518 acres of trails; Holly has the Peggy Hill Team Community Centre with two arenas, a 25-metre pool and a gym on one site, and is 64% detached homes mostly built in the 1990s. Confirm school boundaries with the board for your specific address.
Can you walk to the water in Barrie?
From downtown and from parts of the east end, yes. Downtown has Centennial Park and Beach, the marina and the Waterfront Heritage Trail, which runs about six kilometres. The east end has the North Shore Trail, Johnson's Beach and Tyndale Beach. From Ardagh Bluffs, Holly and South Barrie the water is a drive rather than a walk. Painswick varies — some parts of it sit close to the shore, while the newer streets further inland do not.
Which part of Barrie is furthest from Highway 400?
The east end. Highway 400 runs down the western edge of the city, so the northeast side is the longest run to it, with Duckworth Street at Exit 102 the nearest interchange. What you get in exchange is the North Shore, the largest lots in the city, and Royal Victoria Regional Health Centre and Georgian College on your doorstep.
