Which pocket of which neighbourhood

The city average is close to meaningless for your street. Ardagh Bluffs backing onto the forest, east end streets running toward the North Shore, and the newer builds in south Barrie near the GO station each draw a different buyer and a different price. I value by pocket, not by postal code.

What the house backs onto

Ravine, trail or open space adds real money here. A busy road, a school yard or a plaza takes it away, and buyers from the GTA notice both faster than locals do. This is the adjustment online tools miss most often.

The finished basement, and whether it's legal

A finished basement helps. A registered second suite with its own entrance helps considerably more, because it opens your home to investors and to buyers who need the rental income to qualify. If yours could be registered, that may be the single most valuable thing to do before listing.

Timing, and the first two weeks

Most of the attention a listing will ever get arrives in its first fourteen days. Price it right and buyers compete. Price it high "to leave room" and you spend the next month reducing it in public, which buyers read as a signal. A home that sits is almost always a pricing problem rather than a marketing one.
