Maybe you're thinking about selling but not sure when. Maybe you've driven up from Toronto twice and everything is blurring together. Maybe you just want to know what your house would fetch. Whatever it is, that's where we start, and I'll mostly listen.

I give you a straight answer

On price, on timing, on whether the move makes sense yet. If the honest answer is "wait a year", I'll say that. If I'm not the right person for what you need, I'll tell you, and where I can I'll point you to someone who is.

You decide what happens after

Some people want a written valuation. Some want to see a few neighbourhoods. Some want to think for six months, which is completely fine. There's no follow-up sequence and nothing to unsubscribe from. You'll hear from me when you'd like to.

You're thinking about selling, but not this month

This is the best time to talk, not the worst. A realistic number now lets you plan the timing, decide what's actually worth fixing, and work out what the next place could cost. Ask for a valuation and you'll have one in writing within a day.

You're moving to Barrie from the GTA

You need someone to explain the difference between Ardagh and Painswick, be honest about the commute on a Tuesday in February, and not rush you into the first house with a nice kitchen. I'd suggest a call, then a drive around a few areas before we look at a single listing. The relocation guide is a good place to start.

You're buying for the first time

Deposits, conditions, land transfer tax, what a status certificate is. Nobody explains it properly and it's a lot to take in. I'll walk you through all of it in plain language before you have to decide anything.

You have a question and nobody to ask

Whether it's about a home you've seen, an offer you're weighing, or something a builder told you that doesn't sound right. You don't need to be a client to ask. I'd rather you called than guessed.

A few things people want to know first.

Is there any cost to a first conversation?
No. The first conversation, a home valuation, and any general questions you have are free and carry no obligation. You only ever sign anything when you've decided to work together, and I'll walk you through that agreement line by line before you do.
How quickly will you get back to me?
Within 24 hours, and usually the same day. If I'm at a showing when you call, leave a message or send a text and I'll call back once I'm done. Emails and form submissions come straight to me, not to an assistant.
Do you work evenings and weekends?
Yes. Most showings and first conversations happen outside office hours, because that's when people are free. Tell me what works for you and we'll find a time.
Will I get a sales pitch?
No. The first conversation is me listening to your situation and giving you an honest read on it. If the right answer is to wait, I'll say so. If I'm not the right fit for what you need, I'll tell you that too. There's no follow-up sequence and nothing to unsubscribe from.
Do you work with buyers relocating from Toronto and the GTA?
Yes, it's a large part of what I do. That usually starts with a phone call about what you need day to day, then a drive around two or three areas before we look at any houses. Most people find the neighbourhood matters more than they expected and the individual listing matters less.
Which areas do you cover?
All of Barrie, and the surrounding area: Innisfil, Alcona, Stroud, Oro-Medonte, Shanty Bay, Springwater, Midhurst, Minesing, Angus, Thornton, Essa, Orillia and Bradford West Gwillimbury.
