All types 130 $686,941 $637,500 98% 40 888

Days on market is TRREB's average on the current listing. The four rows do not sum to the whole: semi-detached, links and a handful of other types make up the rest of the 130 sales. Across all types Barrie also recorded 513 new listings in September, a sales-to-new-listings ratio of 33.1%, and 5.2 months of inventory.

For a buyer, that combination means choice and time to think: more than 500 new listings came to the market in Barrie in September, and very little is selling above asking. For a seller, the same numbers say the list price is doing the work — properties priced to the current evidence are still moving in about six weeks, while the condo apartment segment is the slowest, averaging 59 days and 95% of asking. The gap between the average and the median suggests the upper end of the detached market is pulling the average up, so a street-level comparison matters more than the citywide figure.

Reading it honestly

Four things the headline number won't tell you.

01

This is a buyer's market, and it isn't close

Forget the average price. Months of supply is the number that decides who has the upper hand. Under two, sellers set the terms. Over four, buyers do. Barrie is at 5.2 — 888 homes on the market against 130 sales. You can keep your conditions. You can walk away. That has not been true here for years.

02

The benchmark home lost about $33,400 this year

The MLS® Home Price Index sits at $617,100, down 5.14% on a year ago. That is roughly $33,400 off the same benchmark home. Watch the HPI, not the average — it tracks one consistent house instead of drifting with whatever sold that month. And anyone telling you to hurry before you're priced out is not reading this report.

03

98% of asking only counts the homes that sold

Sold homes got 98% of asking in 40 days. But 40 counts the current listing only. From a property's first listing it is 59 days — and the 888 homes still sitting there are in neither number. Price it right the first time and it sells near asking. Withdraw and relist, and you have spent your best two weeks. The second run rarely gets them back.

04

The average is a trick of the mix

Detached made up 84 of 130 sales. Load a month with detached and the average drifts up toward the detached number, well clear of the median. That is the whole reason the average is $686,941 and the median is $637,500. One month's move in the average is mostly noise. Treat it that way.

The comparison

About half the price of a Toronto detached home.

Barrie detached averaged $789,940 in September. City of Toronto detached averaged $1,562,966. That is a gap of $773,026 on the same kind of house.

All property types $686,941 $1,006,409 $1,034,320

Across all property types Barrie ran 31.7% below the board average, and 33.6% below the City of Toronto. On detached the gap widens to 38.9% below TRREB, and 49.5% below the City of Toronto.

The City of Toronto rows come from TRREB's September 2026 GTA Market Watch, the report that carries the Toronto breakdown. The Simcoe County report does not state month-over-month or year-over-year change for the City of Barrie, so those figures are not published here. Board-wide, TRREB reports the average selling price down 5.1% and sales down 9.0% against September 2025.

That is the relocation argument in one line. It is also the whole trade. What the difference buys you is a commute — about 1 hour 38 minutes each way by GO train, or 92 km down Highway 400. Whether that is a fair swap comes down to how many days a week you would actually make it. Work that out first, before you look at a single listing.

The terms

What the jargon actually means.

Months of supply How long it would take to sell every listing on the market at the current pace of sales. Under two months favours sellers; over four favours buyers. Barrie is at 5.2.
Average vs median The average is pulled around by a handful of unusually expensive or cheap sales. The median — the middle sale — is the steadier number, and usually the more honest one for a single month.
MLS® Home Price Index A benchmark that tracks a consistent typical home rather than whatever sold that month. It is the only figure here that reliably answers “are prices up or down?”
Days on market Counted from the current listing. Most sites stop there. The longer figure counts from the property's first listing, which is what you actually want to know if a home has been relisted.
Sold to list What homes sold for as a share of their asking price — but only the homes that sold. It says nothing about the listings that expired, which in a market with five months of supply is most of them.
What is not in here New construction sold directly by a builder mostly never touches MLS®, so it is absent from every figure on this page. In a city building as much as Barrie, that is a real gap worth knowing about.
Common questions

The questions people email me about.

What is the average house price in Barrie right now?
$686,941 across all property types in September 2026, from 130 sales, with a median of $637,500. A detached home averaged $789,940 and a condo apartment $433,784. The MLS® Home Price Index benchmark, which tracks a consistent typical home rather than whatever sold that month, is $617,100 — down 5.14% on a year ago. Source: TRREB Market Watch, City of Barrie.
Is Barrie a buyer's or a seller's market?
A buyer's market, clearly. There were 888 active listings against 130 sales in September 2026, which is 5.2 months of supply. Under roughly two months of supply sellers set the terms; over four, buyers can keep their financing and inspection conditions rather than waiving them to compete. Barrie is well past that line.
Are Barrie house prices going up or down?
Down over the past year. The MLS® Home Price Index benchmark for Barrie is $617,100, a decline of 5.14% year over year. The HPI is the right figure for this question because it tracks a consistent benchmark home, rather than the monthly average, which moves with whatever mix of properties happened to sell.
How long does it take to sell a house in Barrie?
40 days on the current listing in September 2026, but 59 days once earlier listings of the same property are counted. That gap is the argument for pricing correctly the first time: a home that has to be withdrawn and relisted loses its strongest two weeks of attention, and the second run rarely recovers them.
How much cheaper is Barrie than Toronto?
In September 2026 the average Barrie sale was $686,941 against $1,034,320 in the City of Toronto, about 33.6% less, and $1,006,409 across all TRREB areas, about 31.7% less. On detached homes Barrie averaged $789,940 against $1,562,966 in the City of Toronto, roughly 49.5% less. The trade is the commute, at about 1 hour 38 minutes each way by GO train.
Does this report include new builds?
Mostly no. These figures cover residential resale through the MLS® System. New construction sold directly by a builder usually never appears on MLS®, so it is absent from every number here. In a city building as much as Barrie that is a genuine gap, and it is worth asking about separately if new build is what you are considering.
How often is this page updated?
Monthly, once TRREB publishes its Market Watch report for the previous month — usually in the first week or two. The month covered is in the heading and the update date sits under it, so you can always see how current the figures are.

What does this mean for your house?

City-wide averages are a starting point, not an answer. What your home is worth depends on your street, your property type and the last ninety days of sales near you — which is a different number from anything on this page.

  • A range, and the comparable sales behind it
  • Days on market for your property type, not the city average
  • An honest read on whether now is the month to list
