Barrie's East End

The east end is the most mixed part of Barrie — post-war bungalows, seventies houses and new builds on the same streets, running down to the North Shore of Kempenfelt Bay. Big lots, mature trees, two city beaches, and buyers who come here specifically to add on or rebuild.

Why people choose it

What Barrie's East End is actually like.

The east end is a genuine mix, and that is the point of it. Post-war bungalows, seventies houses and new builds sit on the same streets, on the northeast side of the city running down to the North Shore of Kempenfelt Bay. Tourism Barrie describes it as large lots, shady trees and brick bungalows, which is fair as far as it goes.

Prices vary more here than in any other Barrie neighbourhood, and I would not trust a single east-end average — it averages a waterfront rebuild against a bungalow that has not been touched since 1974, and tells you nothing about either. Ask for a range on your specific street instead.

What people are actually doing here is buying to add on, renovate or rebuild. All three, not just teardowns. The lots are large enough to make it worth doing and the locations are good enough to justify the spend. This is the part of Barrie where my twenty years in renovation earns its keep, because the gap between a house that looks tired and a house that is expensive is wider here than anywhere else in the city.

Schools

Schools in and around Barrie's East End.

These are the schools in and near the neighbourhood, with the board each one belongs to. They are not a catchment list. Both boards set attendance areas by address and both say plainly that boundaries change, so confirm your specific address with the board before you let a school decide your offer.

Parks, trails and green space

Two beaches and the North Shore Trail.

  • Tyndale Park & Beach, 45 Tyndale Road — 15 acres with a beach, barbecues, gazebo, playground, volleyball court and parking.
  • Johnson's Beach Park, 2 Johnson Street — a city beach with lifeguards in summer, a life-jacket loan service and seasonal washrooms.
  • North Shore Trail — about 3 km from Heritage Park to Penetanguishene Road along the north shore, four metres wide and accessible.
  • Shear Park, 21 Holgate Street — 10.5 acres with an accessible playground, baseball, basketball, tennis, a rink, washrooms and a community garden and orchard.
  • Eastview Community Park, 453 Grove Street East — 9.9 acres with pickleball, tennis, soccer, a playground and a creek.
  • St. Vincent Park, 60 Blake Street — 2.2 acres with accessible play structures, a wheelchair-accessible swing and a nature play circuit.

The City is building new access points from Kempenfelt Drive down to the North Shore Trail at Kempenfelt Park, St. Vincent Park and Nelson Square. Work began in late August 2026 and runs to about July 2027, with trail closures near those three parks while it happens. Worth knowing if you are viewing nearby.

Getting around

The highway, and the commute.

Highway 400 access: Duckworth Street, Exit 102 is the nearest, with Highway 26 / Bayfield Street, Exit 98 next.

The furthest part of Barrie from Highway 400, which runs along the western edge of the city. If your commute is south down the 400 every morning, the east end is the hardest of these six to make work, and I would drive it at 7am before deciding. What you get in exchange is the North Shore, the biggest lots in the city and Royal Victoria Regional Health Centre and Georgian College on your doorstep — which is why it suits people who work at either of them very well indeed.

On drive times

I have deliberately not published minute-by-minute drive times here. They depend on the hour, the season and which end of the neighbourhood you are in, and a number that looks precise on a website is worse than no number at all. Ask me and I will tell you what the drive is actually like from the street you are looking at, at the time you would be doing it.

Common questions

About Barrie's East End.

What is the east end of Barrie like?
Genuinely mixed. Post-war bungalows, seventies houses and new builds on the same streets, with large lots and mature trees, running down to the North Shore of Kempenfelt Bay. Royal Victoria Regional Health Centre and Georgian College are both in this part of the city.
What is the average house price in Barrie's east end?
I would not quote one, and I would be wary of anyone who does. Prices vary more here than in any other Barrie neighbourhood because the housing does — an untouched bungalow and a waterfront rebuild average into a number that describes neither. Ask me for a range on your specific street instead.
Is the east end good for renovating?
It is the part of Barrie where people most often buy to add on, renovate or rebuild — all three, not just teardowns. The lots are large and the locations justify the spend. It is also where getting the renovation number right before you offer matters most, because a tired house and an expensive house look identical in photos.
How far is the east end from Highway 400?
It is the furthest part of the city from it. Highway 400 runs along Barrie's western edge and the east end is on the northeast side, so Duckworth Street at Exit 102 is the nearest interchange. If you commute south by car, drive it in rush hour before you buy.
