Barrie is a city of about 155,000 on the shore of Kempenfelt Bay, roughly 92 km north of Toronto. In August 2026 the average Barrie home sold for $667,703 against $993,410 across the Toronto board's whole market — about a third less. The trade is the commute: 1 hour 38 minutes by GO train, or 75 minutes' driving without traffic.

How much cheaper is Barrie than the GTA?

About a third cheaper across all home types, and about 43% cheaper on detached houses. In August 2026 a detached home in Barrie averaged $740,325, against $1,288,669 across the Toronto Regional Real Estate Board's whole market — a difference of $548,344.

Two things worth saying plainly about that table. The first is that the gap is widest on detached houses, which is exactly the move most people are making — a semi or a townhouse in the GTA trades for a detached house on a proper lot here. The second is that prices in Barrie are falling too. The MLS® Home Price Index benchmark is down 6.65% on a year ago. Anyone telling you to hurry before you're priced out is not reading the same numbers I am.

The honest part

Can you actually commute from Barrie to Toronto?

Yes, and thousands of people do — but go in knowing it is roughly three hours of your day, not the ninety minutes people quote.

The GO train from Barrie South on Yonge Street to Union Station takes about 1 hour 38 minutes. Allandale Waterfront, near the downtown, is the line's northern terminus and adds a few minutes. Driving down Highway 400 is about 92 km and takes roughly 75 minutes with no traffic, which is a condition that does not apply between 6:30 and 9:00 in the morning.

The people who make it work usually do one of three things: go into the office two or three days a week rather than five, take the train and treat it as working time, or take a job in Barrie within a year or two of arriving. The people who struggle are the ones who assumed a five-day drive would feel the same in February as it did on the Saturday they viewed the house.

Drive it before you buy. At the hour you would actually drive it, in both directions. The difference between two Barrie neighbourhoods can be twenty minutes each way, every day, and that is the single most expensive mistake I watch people make.

Which station is which

Barrie South GO is at 833 Yonge Street in the city's south end — the southern terminus of the line and the one that suits commuters living in south Barrie. Allandale Waterfront GO is down by the water near downtown and is the line's northern terminus. They are not interchangeable, and listings sometimes describe the wrong one as being close by.

It depends far more on how you live than on your budget. These are the six most people end up choosing between, and I have written a full guide to each.

Also worth looking at, just outside the city: Innisfil and Alcona on the lake, Oro-Medonte for country lots, Springwater and Midhurst for space within minutes of town.

What is it actually like to live in Barrie?

The water is the thing. Kempenfelt Bay runs right into the centre of the city, there is a waterfront trail along most of it, and in summer the whole place points at the lake. People who move here from the GTA are usually surprised how much of their life ends up outdoors.

The winter is real, and it is not the same winter as Toronto's. Barrie sits at the south end of Georgian Bay and catches lake-effect snow that the GTA simply does not get. You will want proper tires, you will clear your driveway more often than you used to, and Highway 400 closes occasionally. Nobody selling you a house will mention this. It is worth knowing before rather than after.

It is a real city, not a commuter dormitory. Royal Victoria Regional Health Centre is a regional hospital, not a clinic. Georgian College's main campus is here. There is a working downtown with independent restaurants, a farmers' market, and a waterfront that fills up all summer. Barrie had its own economy long before it had GO service.

Things cost less, but not everything. Housing is dramatically cheaper. Groceries, fuel and insurance are broadly what you are used to. Most households arriving from the GTA find they need a second car, because Barrie is not walkable in the way a Toronto neighbourhood is — that is a real cost worth putting in your budget before you move, not after.

Drive the commute first

Before anything else, and at the real hour. If the commute does not work, nothing else on this page matters. If it does, you have just ruled out a whole category of expensive regret.

Talk to a lender who knows both markets

Get a full pre-approval, not a pre-qualification. If you are selling in the GTA and buying here, the order of the two transactions and how you bridge between them matters more than the interest rate. Work that out before you fall in love with a house.

Spend an afternoon driving neighbourhoods

Not viewing houses — driving areas. Three or four of them, on a weekday. Nearly everyone crosses one off the list and adds one they had not considered. It takes an afternoon and saves weeks.

Then look at houses

By this point you are choosing between two or three streets rather than forty listings, and everything gets faster. With 872 homes on the market and about five months of supply, you can keep your financing and inspection conditions rather than waiving them to compete.

Budget for the arrival, not just the purchase

Land transfer tax, legal fees, inspection, moving, and for most GTA households a second car and winter tires. I will give you a written estimate of the whole thing before you make an offer.

Is Barrie a good place to live?
For most people moving up from the GTA, yes — with one condition attached. Barrie is a real city of about 155,000 with its own hospital, college, working downtown and a waterfront that runs into the centre of it, and housing costs roughly a third less than the Toronto board's average. The condition is the commute. If you need to be in downtown Toronto five days a week, that is about three hours of your day, and you should test it before you commit rather than after.

Down, over the past year. The MLS® Home Price Index benchmark price for Barrie was $624,700 in August 2026, down 6.65% from a year earlier. There were 872 homes on the market against 164 sales, which is about five months of supply, and homes sold at 98% of asking rather than above it. That is a buyer's market by any normal reading. I have no idea whether it has bottomed and neither does anyone else.
Is the winter in Barrie worse than Toronto?
Yes, noticeably. Barrie sits at the south end of Georgian Bay and gets lake-effect snow the GTA does not. Expect to clear your driveway more often, budget for proper winter tires, and accept that Highway 400 occasionally closes in bad weather. It is entirely manageable — a hundred and fifty thousand people manage it — but it is a genuine difference and worth planning for rather than discovering.
Do I need a car in Barrie?
Almost certainly, and most households arriving from the GTA end up needing two. Barrie has a local bus system and the downtown is walkable, but the city is spread out and it is not walkable the way a Toronto neighbourhood is. If you are coming from a one-car or no-car household, put a second vehicle in your budget before the move rather than after.
What is there to do in Barrie?
The waterfront is the centre of it — a trail along Kempenfelt Bay, beaches, and a marina, all of which fill up through the summer. There is a working downtown with independent restaurants and a farmers' market, Georgian College brings a student population, and ski hills and Horseshoe Valley are twenty minutes north. Most people who move here from the city report spending far more time outdoors than they used to.
Which school board covers Barrie?
Two: the Simcoe County District School Board for public schools and the Simcoe Muskoka Catholic District School Board for Catholic schools. Catchments matter to resale here as they do anywhere, and they vary considerably within the city. If schools are driving your choice of area, tell me early and we will work backwards from the catchment rather than forwards from the listings.
Should I rent in Barrie first before buying?
It is worth considering if you are unsure about the area or the commute, and a year of renting will teach you more about a city than any amount of research. The argument against is that you pay moving costs twice. Given prices have been falling rather than rising, the usual pressure to buy immediately is not really there at the moment — which makes renting a more reasonable option now than it would have been three years ago.
