Why the median gap looks so much smaller — and why it is not the honest number

Barrie's median is 16% below Toronto's, but its average is 32% below. That is not a contradiction, it is a mix problem. Toronto sells an enormous number of condo apartments, which drags its median down; Barrie sells mostly houses. Comparing "a home in Toronto" with "a home in Barrie" is comparing two different things. Compare property type to property type, which is why the detached row above is the one that actually answers the question.

What about land transfer tax and property tax?

Land transfer tax is dramatically cheaper in Barrie. Property tax rates are the opposite — Barrie's rate is nearly double Toronto's. These two run in opposite directions, and almost nobody mentions the second one.

Toronto buyers pay land transfer tax twice. Ontario charges its provincial tax everywhere; the City of Toronto charges a municipal land transfer tax on top, at effectively the same rates up to $2 million. Barrie buyers pay the provincial tax only.

Property tax rates go the other way. Barrie's 2026 residential rate is about 1.4675% against Toronto's 0.7673% — nearly double. Before that alarms you: Ontario property tax is charged on MPAC's assessed value, not on what you paid, and those assessments have not been updated province-wide for years. So the rate alone does not tell you the bill. What it does tell you is that the annual running cost of a Barrie house is closer to a Toronto one than the purchase prices suggest.

About three hours a day if you are going to downtown Toronto five days a week. That is the honest number, and it is the single thing that decides whether this move works.

The GO train from Barrie South station on Yonge Street to Union takes roughly 1 hour 38 minutes. Driving the 92 km down Highway 400 is about 75 minutes with no traffic, which is not a condition that exists on a weekday morning.

Set against the numbers above, that is the deal: you are trading roughly three hours a day for about $785,000 on a detached house. Whether that is worth it depends entirely on how many days a week you actually make the trip. At two or three days it is a straightforward win for most households. At five it is a genuinely hard life, and I have watched people move back.

Where Toronto still wins.

A comparison page written by a Barrie realtor that concluded Barrie wins on everything would not be worth reading. It does not.

  • Transit and not needing a car. Large parts of Toronto work without one. Almost no part of Barrie does, and most households arriving from the city end up buying a second vehicle.
  • Property tax rates. Roughly half Barrie's, as above.
  • Jobs. Barrie has a real economy, but the depth and range of work in Toronto is not comparable. If your field is narrow, check what exists here before you move, not after.
  • Winter. Barrie sits at the south end of Georgian Bay and gets lake-effect snow the GTA does not. You will clear your driveway more, and the 400 closes occasionally.
  • Everything a very large city gives you. Restaurants, specialists, flights, culture, the ability to be anonymous. Barrie is a good city of 155,000. It is not a substitute for Toronto and does not try to be.

Where Barrie wins is space, water, a shorter distance between you and the outdoors, and a purchase price that for most people is the difference between owning a house and not.

The verdict

Who should make this move, and who should not.

It usually works for: households commuting two or three days a week or fully remote; families who want a detached house and a yard and cannot reach one in the GTA; people who are already spending weekends north of the city; anyone whose work is local, portable, or in health care, education, trades or the public sector, all of which Barrie has plenty of.

It usually does not work for: anyone who has to be in downtown Toronto five days a week and is honest with themselves about what that means; households that would be stretched buying here as well as there; people who rely heavily on transit and do not want to run two cars; and anyone whose profession genuinely only exists at Toronto scale.

If you are in the second group, I would rather tell you now than sell you a house you resent in eighteen months. If you are in the first, the numbers on this page are about as favourable as they have been in several years — Barrie's benchmark price is down 6.65% on a year ago, there are 872 homes on the market against 164 sales, and buyers can still keep their conditions.
